Pre-Purchase Inspection

A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.

New Construction Inspections

New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before you final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you.

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.

Inspection Description for a General Home Inspection

  • Structural System Inspections - this includes the foundation, floor structure, wall structure, ceiling structure, and roof structue, as well as inspect under-floor crawl spaces and attics
  • Exterior Inspections - this includes all siding, flashing, and trim, exterior doors, attached or adjacent decks, balconies, stoops, steps, porches and associated railings, eaves, soffits, and facias, any vegetation, grading, surface drainage, and retaining walls also adjacent entryways, walkways, patios and driveways
  • Roof System Inspection - this includes the roofing materials, roof drainage system, flashing, skylights, chimneys, and roof penetrations
  • Plumbing System Inspection - this includes interior water supply and distribution systems including all fixtures and faucets, drain, waste and vent systems and fixtures, water heating equipment and hot water supply system, vent systems, flues, and chimney, any fuel storage and fuel distribution systems, drainage sumps, sump pumps, and related piping
  • Electrical System Inspection - this includes service drop, service entrance conductors, cables, and raceways, service equipment and main disconnects, service grounding, interior components of service panels and sub panels, conductors, overcurrent protection devices, a representative number of installed lighting fixtures, switches, and recepticles, ground fault circuit interrupters
  • Heating System Inspection - this includes open readily openable access panels, installed heating equipment, vent systems, flues, chimneys
  • Air Conditioning System Inspection - this includes open readily openable access panels, central and through- wall equipment, and distribution systems 
  • Interior Inspection -  this includes walls, ceilings, floors, steps, stairways, railings, countertops, representative number of installed cabinets, representative number of doors and windows, garage doors and garage door openers
  • Insulation and Ventilation Inspection - insulation and vapor retarders in unfinished spaces, ventilation of attics and foundation area, mechanical ventilation systems
  • Fireplaces and Solid Fuel Burning Appliances Inspection - this includes the system components, chimney and vents, fireplaces and solid fuel burning appliances, chimneys
  • Termite Inspection - Upon request, an independent licensed, reputable company can be arranged at the same time if needed. (Pricing starts at $75+ depending on size or distance from Tulsa)
  • Septic Inspection - Upon request we can provide you the names and numbers for several qualified septic companies that are affordable and professional.  The key to the inspection is finding a company that actually digs up and opens the lids to the tank.  You want them to verify the tank is not cracked or has other issues and they will tell you if it needs pumped now.  Attending this inspection is often educational and we encourage you to be present during this inspection
  • Mold Inspection - Action Plus Home Inspections is not trained or experienced with mold.  Upon request we can give you the name of a professional company that tests for mold.  The reason we do not do it is because you should hire the same company for testing that will also do any remediation.  Mold is a serious subject becuase it can impact your health negatively and we strongly encourage you to work only with companies that predominately deal with mold as a business.
